The Management Committee of Wellhouse Housing Association approved a rent increase of 5% recently, following consultation with tenants. This increase is required to ensure we can continue to invest in and improve your homes and the estate, and deliver the services we started in April last year e.g. bulk uplift service.
We had 43 responses to our rent increase consultation and ask you to note the following outcome:
21 residents said they would like reduced services and a lower than 5% rent increase
21 residents said they would like a 5% rent increase and current and planned service levels maintained
1 resident said they would like additional services and a higher than 5% rent increase
30 residents said they were happy with the new services provided since April 2025 and 23 residents said that they felt their rent represented Value for Money.
Whilst the Association recognises the desire for low rents we need to balance that with the need to ensure your homes are kept to a good standard, our services are maintained and our business viable.
All tenants will receive a letter shortly advising them of their new rent as of 1 April 2026. The letter will also detail what you need to do on or before 1 April i.e. contact your bank to change your Standing Order, update your UC Journal with your new rent etc. We have provided details of the new rents to Glasgow City Council, Housing Benefit and we will also amend Direct Debit arrangements to take account of the new rent and payment arrangements if you have one.
The following table indicates how the 5% affects the average monthly rent:
