Encapsulated in this simple statement is our vision of Wellhouse as an attractive place where people feel happy and safe, benefit from having a good home and an attractive environment and feel proud to be part of a vibrant community.
Our Strategic Objectives
For each business planning period, we set a number of strategic objectives that guide all of our activities. For 2025–2028, our five objectives are to:
- Remain a financially secure business by maximising income and achieving best value through efficiency.
- Engage with stakeholders using preferred communication methods to achieve a cohesive inclusive community.
- Invest in our properties to improve energy efficiency and provide high quality homes.
- Encourage innovative thinking and empower colleagues to problem solve.
- Create a vibrant well-maintained neighbourhood where people are proud to live.

Our Constitution
We are an independent non-profit organisation governed by a volunteer Management Committee. Our surpluses are invested to maintain our properties.
In addition to being a registered social landlord, we are also registered with the Financial Conduct Authority and are a Scottish Charity. Our legal structure takes the form of a society under the Co-operative and Community Benefits Societies Act 2014.
Our Story
In 1990, a tenants’ steering group was established to pursue the transfer of 335 homes from Glasgow City Council into community ownership. Their success led to the creation of Wellhouse Housing Association, which was registered as a social landlord in 1994.
A second stock transfer from Glasgow Housing Association in 2010 resulted in all social rented homes in Wellhouse being owned by the Association. Today, we own 798 good-quality rented homes and provide factoring services for a further 52 homes. Over the years, we have worked to transform the local area through new homes, wider role activities and community investment, and in 2015, we embarked upon a major review of our governance and financial management arrangements.
We have robust business planning and risk management arrangements in place, including a three-year business plan that is reviewed annually. We submit an Annual Assurance Statement to the Scottish Housing Regulator, carry out annual committee appraisals, report performance to tenants through our Charter return, and monitor progress through a comprehensive set of Key Performance Indicators.
We have reviewed the investment needs in our tenants’ homes and developed an upgrading programme that includes environmental improvements. We will continue to identify efficiencies and deliver value for money while maintaining our position as a landlord of choice.
Wellhouse Housing Association is proud to be a community-controlled housing association serving our tenants, factored owners and other customers. We remain committed to delivering wider role activities in partnership with local organisations.
